Get paid upfront! Shawn Forth Homes pays 3% commission at the first draw from the construction loan. Usually 60 days from contract. Your commission is based on the base price of the home plus your clients upgrades. No waiting 6-8 months to get paid.

Our Process

At Shawn Forth Homes we have worked with hundreds of homeowners over more than 25 years.  We have found that process of building a home is more enjoyable when all the selections are made in the beginning.  This allows you to know your final price before we start construction and you can relax and watch the process unfold. By making all your decisions and approving your selections before the start of construction you will have the peace of mind to know your final price, we promise. We have a design consultant on staff to help you navigate through the selections process. All Your choices will be posted on our Home Owner Portal called “CoConstruct”. so that you know your pricing and budget in real time.  This allows you to see your selections, ask questions, view your and manage the financial portion of your Purchase Agreement.

All at your fingertips 24 hours a day 7 days a week

1) Initial Meeting – review and select floor plans, sign Purchase Agreement
2)Selections Meeting – Meet with your personal Shawn Forth Home’s Design Consultant to select your finishes
3) Approve your selections through CoConstruct
4) Pre-Construction Meeting – Meet with your Construction Manager to review every detail of Your Shawn Forth Home.
5) Start Construction
6) Walk Through Meetings – Pre-drywall, Trim, Orientation
7) Closing
8) Warranty – 30 day and 11 month – 1 year Builder Warranty, 10 year Structural warranty

Price Definition

Definition of “On Your Lot Pricing”

  • Our “On Your Lot Pricing” pertains only to the physical structure of the home, Base Pricing does not include the following.
  • Sitework – Our Base Pricing assumes a flat ready to build on lot.
  • Driveway- Our Base Price provides for an 18’x30′ concrete parking pad extending from the garage
  • Utilities – Each municipality or provider is different and your site may require more or less than your neighbor.
  • Well – The depths of wells will vary from location to location
  • Septic – This will vary from site to site and by the number of beds rooms and system type.
  • Permits – Varies with municpality.
  • Financing- We do not provide financing but work the best Local Lenders to help you get the best rate for your situation
  • Closing Costs – Closing costs are associated with your construction loan
  • Building Permits – Varies by Municpality.
  • Landscaping, sod and sprinkler – These can vary per site and typically you will work directly with the landscaper to get the materials you want
  • Lot – Provided by the owner.
  • The above items can be provided by SFHs at an additional cost , .
  • Site development varies from location to location and typically starts at $20,000.00-$30,000.00*
  • If we include the some or all of the items, we will provide you with a fixed price and include it as part of your Purchase Agreement so you know you final price before we start construction, we promise
  • We are happy to give you an initial “Free Lot Assessment” on your existing property or one you intend to buy.
  • We cannot guaranty sub surface site conditions without an a soils report. These reports are expensive and time consuming. There will be additional costs if we encounter rock or unstable soils during excavation. We will notify you before any work is completed.
